I tried to fix it once again and finally I have apartments! It had to be modular stairs to the garden or second driveway. I'm not sure but after a lot of pain I finished this building.
My inspiration were modern row houses in Poland now. I truly hate real estate developers but it's my tribute to their idiotic house building in the middle of nowhere like here, for example:
So I present to you my White Posh Houses, only 4120 simoleons in rent.
I had some problems with roofs so I just left it like that. I'm sure developers wouldn't mind.
The back is empty so you can place whatever you want here. At least I created some space you can enjoy. Not like here:

So in the basement there is a bedroom (maybe) and two rooms that look like bathrooms but I thought than one could be a laundry room. There is a corridor so your sims can go outside and cherish their garden.
The entrance leads to big kitchen and dining room and on the back you can havbe living room and some office space. You have also small bathroom and doors to garage for one car.
On the highest floor is master bedroom and a huge bathroom. I think I was really crazy with those measurements but I don't mind if you add some walls in your game.

I've built it!
But I can't change it to apartments :(
I tried everything with invisible fences, deleting custom garage doors, nothing works for me.
Is there someone who can help?
I can even share this built so someone can look at it.

Finally grabbing a beer and thinking: "I should build row houses."
Found the inspiration, started a game, fighted constrain floor elevation aaaaaaaand it's gone.
Just after save my game crashed.

I was tired of the dorms that come with Sim State University so I thought that maybe it's time to build my own. I found the photo of some building on Pinterest and created new place for my YA sims to lose their soul during writing thesis and learning.
It looks like a regular apartment building but I think my sims can afford something ✨modern✨ I think it lacks a landscaping but I'm not the best in it (yet).
On the back it has a patio and some area for playing basketball and chill under the trees.
I can imagine long talks about life on those chairs.
Inside we have some space for dancing and partying when the weather isn't nice. I added some hanging keys so they can simulate that sims will take it and go to lectures.
Next we have kitchen which is obviously black and white. I think I made those the two main colors in this building. It looks cool and modern so that was my thought when I was furnishing it.
There is a quiet room for those who want to study or read something in peace so no one will interrupt with watching tv or playing games.
I created a space for playing chess, watching tv or play console games.
I thought that having a private gym would be also nice. It's not much but still it can help with gaining muscles and loosing weight.
All bathrooms look the same. Behind the sliding doors there are showers. I know that on Uni they can take shower with other people in the same room but I think some privacy can be nice.
All bedrooms also look the same. I thought that I don't know who will live there so for now everything looks bland. Whenever I'll move someone here, I will adjust rooms to theirs personality.
On every floor there is a small kitchen space with table and two easels. They have to practice creativity somehow.
On the rooftop there is a bbq, chess, bar, some tables and chairs from crates and telescope. I imagined that on the summer sims can have fun here, invite friends and chill.

I hope you enjoyed my new dorm. If you have any suggestions, what can I improve, I'm open to that. I'm not the best builder and I still learn something new!
